Moving to the Gold Coast and want to know the Gold Coasts Most Popular Suburbs - March 2022
With Covid still creating havoc and now the recent floods (March 2022) there are even more people looking for accommodation on the Gold Coast. Lives have been changed forever, bringing people in great numbers to Queensland, and it appears the Gold Coast is the people choice of destination.
Recently Realestate.com.au publish this article about property sales.
Renting is a little different to buying a permanent home. Most people love the lifestyle of living close to the beach, and with all the enquiry we get from our intestate and international clients looking for rental properties, the most sought after areas are:
1.South to Burleigh Heads
2. Miami
3. Mermaid Beach
4. Broadbeach
5. North to Runaway Bay
With that being said, the real estate rental market is very tight, and rental prices have increased considerably due to the short supply and great demand.
When it comes to renting you might have to be a little bit more flexible, and realistic when you are trying to relocate to a property in your budget.
House prices have soared so this also impacts on the rental prices owners are trying to achieve and getting.
Living on the Gold Coast is fantastic, no matter where you choose. Most of the time you can be living within a 15 to 25 minute drive to a beach, even when you choose to live in the hinterland.
A few popular suburbs a short drive to the beach are: Varsity Lakes and Robina (neighbouring suburbs)
Southport and Labrador
Gaven
Helensvale and Coomera
Elanora
You may be wondering about the areas that were affected by the floods, and this is concern for most people.
Wide spread flooding occurred in many Gold Coast suburbs with the continual rainfall from what they called a “rain bomb”. Creeks and rivers broke their banks and then roads were covered with water, back yards began to flood and then in some areas the houses also flooded.
This occurs in low lying areas and property near waterways. I am not for one moment suggesting that all the homes built on our rivers and canals will go under water in a flood. The homes are built above the flood level and the last really devastating floods were in 1974 when many properties went under. The GCCC (Gold Coast City Council) planning learnt a lot from that event.
I have attached a few links for you to review regarding areas that may be affected in floods.

If you are concerned about the property you are looking at renting you can go to GCCC and purchase a flood map report of a specific property address.
Also you should be aware that in flood prone areas it will be difficult and expensive to get insurance for your possessions, so you will need to consider this too.
